
Our loans are asset-based, meaning the real estate itself is the foundation of our lending decision. Unlike institutional lenders who focus on detailed credit reviews, we prioritize due diligence on the property securing the loan.
As real estate lenders, we offer real estate investors and property owners the ability to borrow based on underwriting criteria that aren’t available through traditional lenders. There’s no need for a credit check or extensive application process, and we can typically provide a decision within 24 hours, once all information is received.
The Process:

Submit Your Application: Complete the online application and upload any supporting documents.

Initial Contact: Within 24 hours, we’ll reach out to request any additional information and discuss your financing needs.

Loan Decision: After receiving all necessary documentation, we’ll provide a decision within 24 hours.

Letter of Interest: For approved loan requests, we’ll send you a Letter of Interest, detailing the loan terms, contingencies, and any other requirements.

Acceptance: If you accept the terms, sign and upload the Letter of Interest, and pay for an MAI appraisal (if you don't already have a recent one).

Appraisal and Documentation: We will order the appraisal and proceed with obtaining a title report and survey.

Investor Review: Once all documents are in place, we will present the loan to our network of accredited, pre-approved investors.

Loan Servicing: The loan will be funded and serviced by Owl Group Financial, LLC.

Closing: We’ll schedule the closing and funding through a local title company.
